We charge a percentage of your monthly rental revenue — no flat retainers, no hidden fees. This means our interests are aligned: we only earn more when you earn more. Specific rates vary by package and property — contact us for a tailored quote.
Absolutely. We don't lock you into long-term contracts. If your needs change — you want more support during a busy season, or you want to step up to a full-service package — we make that transition simple.
For The Sketch, we focus on the primary platform that best suits your property (typically Airbnb or VRBO). The Canvas and Masterpiece packages include multi-platform listing management across Airbnb, VRBO, Booking.com, and in some cases our own direct booking channel.
No. Our team handles guest issues, maintenance emergencies, and any property concerns directly — 24/7. You'll be notified of significant matters, but we take care of the day-to-day and the unexpected so you don't have to.
Once we complete the onboarding assessment and you choose a package, we typically have properties live within 7–14 days. This includes photography, listing writing, pricing setup, and access coordination. We don't rush — we get it right.
We currently operate in Muskoka and the Greater Toronto Area. If your property is in a nearby area not listed, reach out — we may still be able to help or will be expanding to your area soon.
